The rental in France, of an appartment or a villa in Provence, the Luberon, on the Riviera in Brittany, or other French regions can be a complicated affair... Rent Villas France offers you a choice from its portfolio of rentals in France under the terms and conditions set out by French Law.

The rental of property in France must live up to your expectations. Here at Rent Villas France, to ensure satisfied clients, we insist that everything is prepared so that your rental in France goes as it should. We advise you to take out insurance to cover your stay should you opt for an apartment or villa rental in France. Protect yourself against risks as a tenant during your rental in France by taking out insurance.

We can offer you complete insurance, which insures you are very well covered for any risk you may incur during your rental in France. You can either contact the insurance company directly or ask our reservations team.

Important : Insurance must be subscribed at the time of the booking your villa or appartment in France.

Terms and Conditions for Seasonal Renting

Between the undersigned named hereafter Rent Villas France and "THE PARTY LEADER", it is agreed the following :

1 - Specific conditions

1.1 - The owner, represented by:

Registered office : Martlet House, El Yeoman Gate, Yeoman Way, Worthing, West Sussex, BN13 3QZ.
Commercial address : Rent-Villas-France, Hendre Haidd, Llanwnog, Caersws, Powys, SY17 5JQ, Mid-Wales.

1.2 - The party leader:

The person whose identity, the number of persons in the party, the date of arrival, the date of departure, the price of the booking and the eventual extra charges are provided for in the booking form.

Holiday contract:

The Party Leader must be 18 years or over when making the booking and be authorised to make the booking on the basis of these booking conditions by all other members of the holiday party.

Rent Villas France ('the Company') act as agent on behalf of the owners and your booking is directly between you and the owner.

Holiday payment:

Reservations on properties are accepted subject to availability and the Company reserves the right to decline any Booking prior to the issue of your written confirmation. In this event, all monies paid will be immediately refunded. Provisional bookings are normally held for 3 working days. Payment must be made within this time to confirm the Booking. If payment is not received within the time stated, the Reservation will be cancelled without notice to the Client. Payments can be made by credit/debit card or bank transfers in Euros or in sterling. The same method of payment and currency will apply for both the Booking deposit and final balance. A handling fee will apply for all credit or debit card payments. A provision for big variation in exchange rate when paying in sterling may apply.

If the Booking is made more than 6 weeks before the start of holiday, a 30% Booking deposit is required to secure the property. If the Booking is made less than 6 weeks before commencement of the holiday, the full Rent is due at the time of booking. The Booking Form should be dated, signed and sent with, or immediately after, payment has been made for the Booking.

Once the booking deposit is received and the booking confirmed by the Company, the Party Leader is liable for payment of the Balance of the Rent 6 weeks before the start of the holiday. Non-payment by the due date will be treated as a cancellation and the Company may relet the property without reference to the Party Leader who remains liable for payment of the full amount.

Holiday requests:

If you consider a particular requirement to be an essential condition for your holiday booking, you must email us with details and obtain our written confirmation that your requirement can be met before making your booking. If you do not do so we are entitled to assume that any such requirement is not in fact an essential condition of your booking.

Passports/visas and other requirements:

It is the Party Leader�s responsability to ensure that all members of the party are in possession of all necessary travel and health documents before departure (passports, visas, driving licences, vehicle registration documents, motor insurance documentation, European health insurance card, etc). The Company cannot accept any liability and/or issue any refund if any members of the party are refused entry into France (or any countries en route) due to the failure of carrying the correct documentation. Please check passport and visa requirements with the embassy or consulate of France or any country you intend to travel through.

If you wish to change your property once your Booking has been confirmed by the Company, it can only be done by treating the Booking as a cancellation � see paragraph 9 below. A change of holiday dates on the same property may be arranged if it is available and the owner is agreeable.

Holiday cancellation:

Cancellation by the client: If you need to cancel your Booking, the Party Leader must immediately inform Rent Villas France of the cancellation in writing by registered post (see details in "Our Company" section, under Commercial address). The day the Company receives the written notification of cancellation is the date on which the booking is cancelled. The Balance of the holiday is payable on all cancellations. The Company will endeavour to resell the period booked at the full or reduced price. If the property is relet, the Party Leader will be entitled to a refund based on the relet value minus the Company�s administration fee. The Company strongly recommends the Party Leader takes out cancellation insurance; this can be arranged through the Company or by the Party Leader privately.
All insurance claims are between you (the Party leader) and the insurance company.

Cancellation by the Owner:

In the unlikely event of the Owner cancelling or making a major change to your booking after the booking has been confirmed, the Company will, if possible, offer the Party Leader an alternative property of similar standard in a similar location.
If you do not wish to accept any alternative property offered, or the Company cannot offer you a suitable alternative property, you will receive a full refund of all monies paid to the Company. Rent Villas France will not accept any further liability for losses or expenses resulting from this.

Very rarely, the Company and/or the Owner may be forced by "force majeure" to change or terminate your confirmed holiday arrangements. "Force majeure" means any event which we or the supplier of the service (s) in question could not, even with all due care, foresee or avoid. Such events may include war or threat of war, riot, civil strife, actual or threatened terrorist activity, industrial disputes, natural or nuclear disaster, adverse weather conditions, fire and all similar events outside our control. In this extremely unlikely situation, the Company regrets that it will be unable to make refunds, pay any compensation or meet any costs or expenses you may incur as a result.

Holiday insurance:

The Party Leader may take out insurance with the company ADAR.
He should ask our reservations service for further details.

    The guarantees of ADAR are :
  • 1 - The cancellation of the booking.
  • 2 - The interruption of the stay.
  • 3 - The costs incurred during a search or a rescue.
  • 4 - The civil liablility of the Party Leader for material damages.

Should clients wish to take our cancellation insurance they can do so. The cancellation insurance amounts up to 3% of the rental price displayed on the website. If clients have their own insurance they must provide proof upon any request by Rent Villas France and in consequence the latter declines all responsibility for any direct or indirect action that its Insurance Company may take against the client in case of cancellations.

Civil liability insurance: The Party Leader must have personal insurance with an insurance company against the risks of flood, fire or theft, covering the premises, the movable property on the rented premises, as well as any claims from the neighbours. Proof of insurance must be provided upon request by Rent Villas France; as a result, the aforementioned decline all responsability for recourse that their insurance company may exercise against the Party Leader in the case of adversity.

Cancellation: Failing prompt payment on the fixed due dates or the non-fulfilment of any particular clause of the present contract and eight days following an ineffective formal notice, Rent Villas France can demand the immediate cancellation of the present contract and the Party leader and his party should leave the rented premises on the simple request of the Judge in Chambers.

Security deposit:

A Security Deposit is payable directly to the owner/keyholder. This deposit is held by the owner/keyholder to cover any losses, damage and additional cleaning charges if the property is left in an unsatisfactory condition. The additional costs listed on the booking form and not previously paid for, may be deducted from this deposit. The Security Deposit is paid by cash to the owner/keyholder on arrival. The Security Deposit will normally be refunded on leaving the property after the property has been checked. In some instances, it may be sent back to the Party Leader within two weeks of the end of the holiday (bank details should then be supplied to the owner/keyholder in order to process the refund). Any dispute about deductions made by the owner/keyholder from the Security Deposit must strictly be taken up directly with them. The security deposit must be handed over to the owner/keyholder at the time of arrival otherwise the owner/keyholder are within their rights to refuse entry in the property.

The Party Leader undertakes to accept the rented premises in the conditions in which he found them on entering, and as they are described on the description provided on our internet site which can be printed out. The furniture and movable objects should only suffer from the depreciation in value due to the normal usage for which they are destined. Such objects or pieces of furniture missing or broken, due to anything other than their normal usage, must be paid for or replaced by the Party Leader with the written consent of Rent Villas France. This condition also applies to wallpapers, curtains as to the building as a whole.

Under no circumstances should the maximum occupancy of the property be exceeded neither may people or pets other than those specified on the Booking Form occupy the property unless prior consent has been obtained. The Party Leader and all members of the party agree to take good care of the property and to pay for all charges (if applicable such as cleaning, tourism tax, linen hire, baby sitting, etc...) incurred during the holiday. The Party Leader will leave the property and its contents in a clean and tidy condition prior to vacating the property and will be responsible for the full cost of any damages or breakages caused by any member of the party as well as any additional cleaning required. This liability is not limited to the amount of any Security Deposit held by the owner/keyholder.

The Party Leader should permit the undertaking, on the premises, of any urgent work necessary for the order upkeeping of the rented premises and of elements of everyday usage (the replacement of cleaning materials, the washing machine, microwave oven, etc...). The Party Leader may not under any circumstances bring onto the rented premises, even momentarily, an animal, except with the agreement of the owner.

Pets:

Where pets are accepted in a property, it is under the condition that they are kept under strict control at all times, not allowed in bedrooms or on furnishings, not left unattended in the property and all mess responsibly disposed of. Clients will be liable for any damage caused by pets. Where a property does not accept pets, the Company cannot guarantee that pets have not previously been allowed in the property.

Holiday care:

It is the responsibility of all members of the party to take sensible security precautions and ensure all windows are closed and doors locked, and any alarm system where fitted is set during the holiday or when leaving the property.

    Please respect the environment in France:
  • Do not litter
  • Save energy and water, do not waste it!
  • Respect fire regulations (especially fire restrictions and use of barbecues in certain areas of France)
  • Respect the property, the property owners and neighbours
  • Respect the Countryside Code

Swimming pools:

Swimming pools are generally open only during the main Summer season (late May to mid September). Day to day maintenance of the pool (clearing leaves, adding chemicals, turning on/off the filter, etc) may be your responsibility.

    Safety information:
  • Swimming pools are used at your own risk.
  • Children must be supervised at all times.
  • No diving into the swimming pool.
  • Always check where the shallow and deep ends are.
  • Do not go in the pool after drinking alcohol, just after having a meal or when the pool is closed.
  • Do not take glasses, plates or any utensils near or in the pool area.

In no circumstances should the occupation of the property be connected with any professional or commercial purpose.

Holiday arrival and departure:

Arrivals are generally between 4 and 8pm and all properties should be vacated by 10am on the day of departure. Late arrivals may sometimes be arranged but are not always possible. It is therefore the Party Leader�s responsibility to take the occupation times into consideration when making travel arrangements. Any cost arising from a late arrival which hasn't been agreed at the time of booking will rest with the Party Leader.
No refunds will be issued by the Company in case of delays or cancellations by transports providers.

The period booked cannot be exceeded unless the Company gives approval in writing and the Clients will be liable for any extra cost incurred. The Party Leader agrees that the rented accommodation is rented on the basis of a temporary residence, binding conditions without which the booking cannot be consented upon.

The owner of the property or persons acting on behalf of the owner must be allowed access to the property on giving reasonable notice (except in case of emergency) at any reasonable time during your stay.

Every effort has been made to ensure that the property descriptions are correct. The owner reserves the right to make modifications to the property specifications that are considered necessary in the light of the operating requirements. If this happens, the Company will inform the Party Leader as soon as reasonably practical after the Company becomes aware of the situation.
Where internet access is available in the property, the Company and the Owner cannot be held responsible for connection problems, loss of internet service or any other problems resulting from the use of the internet connection. Google maps on the property pages are for indication only and do not show the exact locations of the properties.

Complaint:

In the event of any complaint about the rented property, the Party Leader must immediately, in the first instance, notify the property owner or keyholder. If satisfaction is not obtained, the matter should be reported to our offices in order to resolve the matter to your satisfaction during the holiday. In no circumstances will correspondence entered into or compensation be made in connection with complaints raised after the property has been vacated.

The present contract is governed by or constructed in accordance with French Law.
It is agreed that any dispute, claim or other matter which may arise between the Party Leader and the company will be dealt with by the Courts of England and Wales.

The Company reserves the right to amend prices quoted on the website, due to errors and/or omissions.
Prices in sterling or other currencies are available on request.

Privacy statement

In order to process your booking, Rent Villas France need to collect certain personal details from you. These details will usually include the names and address of the party leader, credit/debit card or other payment details and special requirements such as those relating to any disability or medical condition which may affect the chosen holiday arrangements.

The Company needs to pass on your personal details to the companies and organisations who need to know about them so that your holiday can be provided (for example the property owner, other supplier, credit/debit card company or bank). Such companies and organisations may be outside the European Union, Norway, Iceland or Liechtenstein if your holiday is to take place or to involve suppliers outside these countries.
Rent Villas France would also like to store and use your personal details for marketing purposes (like sending you details of a promotion). For this purpose, only your name and email address would be used for marketing. You are entitled to ask the Company what details of yours are held and rectify them.
